About a year ago, we were approached by very nice couple who had just bought a rancher in beautiful Brookswood neighborhood of Langley that was built in 1972. They had a clear vision of turning it into their dream home because they loved its location, the lot size and well-established neighborhood. The house being 52 years old meant almost everything needed to be redone, except its building envelope footprint. Inspired by their enthusiasm and well-thought-out plan, we got started stripping it down to its studs.
The Phase 1 of this full house renovation project is now complete and we are as pleased and happy as our customers are with how it turned out!
A 1,400 sq. ft. north wing of the rancher with multiple smaller rooms was reframed to create an open kitchen floor plan. A west-facing home with 8’ ceiling height, surrounded by tall trees, meant the main living room area needed more light if we were to give it a “dream home” designation. The homeowners had an idea of cutting out the ceiling all the way through the roof and create a skylight. With all necessary framing reconfigurations done, we were able to build a custom 3-bay skylight with maple veneer plywood wrapped trusses. The final result indeed adds a breathtaking architectural highlight.
Making this home energy-efficient was also one of the main goals and as such we did a process known as “wall furring” by thickening original walls from 2x4 to 2x6. We then filled all exterior walls with R24 insulation. Before our drywall and paint work began, we installed new duct work and return air for optimal air flow and efficiency, as well as all new electrical wirings, plugs, lights, bathroom fans, heated floors in washrooms and plumbing lines.
All new energy-efficient windows, interior maple doors and 8” baseboards truly compliment beautiful new maple veneer kitchen cabinets with quarts countertops. Two new full bathrooms and master bedroom with walk-in closets were also created.
And finally, before the vinyl plank flooring was laid down, we applied a new concrete skim coat in crawl space too. The Phase 2 of the project is already in progress and this time, the south wing is going through the same transformation, to be followed by complete landscaping renovations and a new swimming pool construction in the yard.
